What We Do | Box3 Projects
Learn more about our collaborative approach. We assign specific designers and contractors to projects as we see fit. A city project in the form of a Cat A space can differ greatly from a Cat B in Soho. Box3 has the ability to select the best fit for our clients from a pool of partnered designers and supply chain.
Cat A – These are unfurnished spaces which function as a “prepared canvas”. They typically stand unoccupied while a landlord or tenant looks to finish the job, getting it ready for a specific end-use. While somewhat bare bones, a Category A fit out handled by Box3 projects may include the installation of:
- Raised Floors
- Lighting
- Standard Mechanical & Electrical Services
- Comms Room
- Fire, Smoke & Security Control
- Grid Ceiling or Exposed Services
Many of our clients request a Cat A fit out so they’re ready to further tailor it to the needs of a specific business, once they receive interest from a potential tenant and instruction as to what it is they require. This is the perfect time to contact Box3 team and start the space planning process.
Cat B – These spaces are fully functional and ready to move into. They’re comprised of all the furnishings, fixtures, extra details and finishing touches that a business needs to operate on a day-to-day level, and to feel well at home. While Cat A spaces can be fairly generic spaces, Cat B are bespoke to the client. They might involve the integration of:
- HVAC Systems
- Lighting Control
- Finished Flooring
- Partitions & Doors
- Furniture
- Workstations
- Tpoints
- Meeting Rooms
- Company Branding
- Building Management Systems

Dilapidation Works – Looking to remedy breaches of lease covenants made by a tenant? Reinstate existing features that have been modified without your permission? Or perhaps you’re looking to prepare a project for a change of use, stripping a Cat B commercial space back to Cat A? Dilapidation works refer to these kinds of project.
